For those with children of school age, the educational environment is one of the most important factors in housing choice. Many studies provided empirical analysis of the positive effects of educational environment on housing prices. Recent studies have shown that the educational performance of the school has substantial impact to neighboring housing prices. In addition, the private education institutions (‘academy’) are also the significant educational environment factor to housing price. However, there is no study to analyze both the effect of the educational performance of each school (primary, secondary and high school) and the influence of the academy on housing price. In this study, the effect of each school levels and academy on apartment price and its differences were examined through hierarchical linear regression and hierarchical quantile regression. The result shows that, the academic achievement of the school except for high school has a positive effect on the apartment price, though the influence of accessibility to academy is greater. Also, it is found that the schools and academy have different marginal effects depending on the apartment price.
